Appraisal Buzz: What is your background in the industry?
Heather Sullivan: With 25 years working as an appraisal professional, my journey in the field has been multifaceted. Over the course of my appraisal career, I’ve assumed various roles, including that of a fee appraiser, appraisal reviewer, manager, educator, national conference host, former member of the Washington Real Estate Appraiser Commission, and member of The Appraisal Foundation’s Appraisal Standards Board.
Currently serving as the Head of Learning and Development at Aloft, I also actively contribute to the development of analytical tools and software for Appraisers. Each of these diverse roles has significantly shaped my success as an appraisal professional, enriching my skill set and contributing to my growth as a seasoned appraiser.
Appraisal Buzz: Why is mastering market-based adjustments so crucial for appraisers?
Heather Sullivan: Crafting market-based adjustments constitutes a fundamental aspect of our professional responsibilities and is an integral part of the service we offer our clients. Within the realm of our defined scope of work, the ability to make credible adjustments is not merely a task we check off; it serves as the conduit to a truly reliable value conclusion.
Appraisal Buzz: Why do you think this topic has been overlooked by so many in the industry thus far?
Heather Sullivan: Navigating the intricacies of making adjustments is a complex endeavor, and achieving precision demands a considerable investment of time. In a world where the pursuit of speed and cost-effectiveness often takes precedence, the in-depth analyses essential to our profession can sometimes be overshadowed. Compounding this challenge is the perpetual flux of markets, coupled with the unique nature of each property, requiring adjustments tailored to the specifics of each assignment.
However, amidst this complexity, innovative tools are emerging to revolutionize the process. Take, for instance, Aloft’s Appraiser Toolkit (www.aloftappraisal.com), which is reshaping the landscape. This toolkit not only facilitates the efficient and accurate generation of credible market-based adjustments within minutes but also equips appraisers with the market proof necessary to defend each adjustment.
Appraisal Buzz: Why should appraisers attend this webinar?
Heather Sullivan: The conventional practices of making appraisal adjustments are facing justified scrutiny in today’s landscape. Drawing from my extensive experience as an appraisal reviewer, I am acutely aware that we can do better, and we need to do better. Given that adjustments play a pivotal role in our analyses, it is paramount for each of us to hone a high level of proficiency in crafting market-based adjustments.
In this upcoming webinar, we aim to address this imperative need for enhancement. By showcasing a repertoire of tools, methodologies, and techniques, we aspire to empower appraisers to evolve into experts in discerning and substantiating credible adjustments.
